ATM: Tourism crucial for reducing Saudi Arabia’s dependence on oil revenues

According to the experts speaking at Arabian Travel Market (ATM) 2019, tourism will play a major role in reducing Saudi Arabia’s dependence on oil revenues.

In a panel discussion titled ‘Why Tourism is Saudi’s New ‘White Oil’’, which took place on ATM 2019’s Global Stage, representatives from Saudia Private Aviation (SPA), Dur Hospitality, Colliers International MENA, Marriott International, Jabal Omar Development Company and Saudi General Investment Authority discussed opportunities related to upcoming tourist-focused developments and visa reforms.

Kingdom-based industries in direct contact with tourists are expected to generate more than USD 25 billion this year – approximately 3.3 per cent of Saudi Arabia’s GDP – according to figures released by the World Travel and Tourism Council (WTTC).

Reema Al Mokhtar, Head of Destination Marketing, Jabal Omar Development Company, said: “Our country has beautiful geographic diversity and a host of cultural attractions so, once visitors come into the kingdom and see the different projects lined up for them, I think it will market itself.”

Saudi Arabia’s domestic tourist trips are projected to rise by 8 per cent in 2019, while inbound visits from international markets are expected to grow by 5.6 per cent per year, according to research conducted by Colliers on behalf of ATM 2019.

With the creation of new local attractions thanks to the Quality of Life Vision Realization Program and the General Entertainment Authority (GEA), Saudi Arabia’s overall number of tourist trips is on course to hit 93.8 million by 2023, up from 64.7 million in 2018.

Commenting on Saudi residents’ historic tendency to travel out of the country for entertainment and leisure, John Davis, CEO, Colliers International MENA, said: “I think some airlines could probably double their number of [weekend] flights and still fill the seats. So, when the country opens [new local attractions], people will utilise them.”

By helping Saudi Arabia to further boost its domestic and inbound tourist numbers, panellists agreed that ‘giga’ developments will prove crucial in helping to meet the economic diversification targets set out in Saudi Arabia’s Vision 2030.

Alex Kyriakidis, President and Managing Director Marriott ME&A, Marriott International, said: “The challenge to date has been a lack of opportunities for domestic tourists. However, if you look at developments like The Red Sea Project and Qiddiya, which are completely reinventing destinations that will appeal to Saudi residents, you will find everything from hospitality and wellness to entertainment and sports. For many segments of the local population, these projects will stimulate spending in the country.”

Despite the more than 9,000 keys of three- to five-star international supply due to enter the market this year, the panel agreed that the kingdom is well placed to sustain and even increase occupancy levels over the coming years thanks to a combination of giga-projects, high-profile events, entertainment and religious tourism.

Dr Badr Al Badr, CEO, Dur Hospitality, said: “We’ve been in the hospitality sector for 42 years and we’ve never seen anything like this. What’s happening now is earth shattering. The change of mindset in terms of opening up this country for visitors – whether for religious or general tourism – is definitely something to be celebrated.”

Visa-related improvements are also expected to drive growth in Saudi Arabia’s tourism sector. With the roll-out of 30-day Umrah Plus Visas, eVisas for tourists and specialist visas for events such as the Formula E Championship’s E-Prix, the kingdom looks set to attract more international visitors than ever before.

Majid M AlGhanim, Director of Tourism, Saudi General Investment Authority, said: “Many of the reforms that are happening right now, such as 100 per cent ownership and easier registration for foreign companies, involve regulation. Hopefully, we will see lots of international investment in Saudi destinations very soon.”

Running until Wednesday, 1 May, ATM 2019 will see more than 2,500 exhibitors showcase their products and services at Dubai World Trade Centre (DWTC). Viewed by industry professionals as a barometer for the Middle East and North Africa (MENA) tourism sector, last year’s edition of ATM welcomed 39,000 people, representing the largest exhibition in the history of the show.

TIME Hotels to open five new properties across Middle East in 2019

TIME Hotels, the UAE-headquartered hospitality company and hotel operator, is set to announce plans to open five new properties across the Middle East during 2019 – as it targets 35 properties by 2025.

The properties, which will see the growth and launch of existing as well as new TIME Hotel brands to key territories throughout the region, will be unveiled during Arabian Travel Market 2019, which takes place at Dubai World Trade Centre from 28 April – 1 May.

Mohamed Awadalla, CEO TIME Hotels, said: “Our pipeline of hotels and residences meet the demands of multiple value-driven markets by offering a high-quality experience right across all of our branded properties.

“We currently have 15 properties in operation across the UAE and wider GCC with new additions in Dubai, Sharjah and Saudi Arabia scheduled for this year as well as extending our presence to Egypt – further supporting our strategic business plan to increase our total portfolio to 35 properties across the Middle East by the end of 2025.”

TIME Hotels will debut its TIME Express Hotels brand with the opening of a property in Sharjah, during the third quarter of 2019. The three-star TIME Express Hotel Al Khan will feature 55 keys in total and is located 15 minutes from Dubai International Airport, 20 minutes from Sharjah International Airport and a 15-minute walk from Al Khan Beach.

In Dubai, TIME Asma Hotel is scheduled to open during the second quarter of 2019. The four-star property, located in Al Barsha, will feature 232 rooms including 12 suites, a gym, swimming pool, jacuzzi, four meeting rooms, a business centre and two restaurants.

“Plans are in place for two floors of the hotel to be reserved exclusively for female travellers, with dedicated services, including: personalised room service, a female-only check-in counter, dedicated ladies-only guest relations, in-house baby-sitting services, and in-room tablets highlighting all of the services offered for women as well as enhanced bathroom amenities in each room,” said Awadalla.

Meanwhile, TIME Hotels’ international openings in Saudi Arabia and Egypt demonstrate the brand’s strength and popularity in markets outside of the UAE.

TIME Hotels opened its second property in Saudi Arabia at the beginning of April. Featuring 28 deluxe apartments – comprising four one-bedroom units and 24 two-bedroom units – TIME Dammam Residence is located 35 minutes from King Fahad International Airport and just minutes from various shopping and dining destinations in Dammam.

Joining TIME Dammam Residence in the kingdom will be TIME Golden Tower Al Khobar. Scheduled to open August 2019, the 65-key property will be strategically located on Al Khobar Main Street and within close proximity to Al Khobar Waterfront. The property will feature a roof-top garden lounge, a gym and a high-tech business centre.

In Egypt, TIME Nozha Beach Aqua Park Hotel & Resort will open its doors during Q3 2019. The four-star property – located in Ras Sudr, on Egypt’s Red Sea Coast – will feature 52 rooms and four suits as well as five castles, 93 villas, 891 chalets and 136 studios.

Located along a 945 metre stretch of white sand beach, the resort will feature the largest aqua entertainment complex in Ras Sudr, complete with various water slides, wave pools and water sport activities.

Awadalla, said: “This is a very exciting chapter in TIME Hotels’ short history as we open TIME Nozha Aqua Park & Resort, our first beach resort and first property in Egypt. Built with leisure and adventure visitors in mind, this resort is fully-equipped with everything the modern traveller requires for the perfect family getaway.”

These scheduled openings follow the signing of a new management agreement by TIME Hotels Management to operate Dunes Hotel Apartments’ three properties located throughout Dubai.

TIME Hotels took over day-to-day operations of TIME Dunes Hotel Apartment Al Barsha, TIME Dunes Hotel Apartments Al Qusais and TIME Dunes Hotel Apartments Oud Metha following the signing of the agreement on 24th January 2019.

“It has been a busy year for TIME Hotels with a raft of properties announced with several of them due to come online within the next 12 months. We have been very strategic with our openings, identifying and assessing the demand within the market and implementing the most suitable brand from the TIME portfolio, that best matches that demand and we’re looking forward to bringing more properties into our portfolio,” added Awadalla.

Time Hotels to open five additional hotels in Dubai, Sharjah and Saudi Arabia

TIME Hotels, an UAE-headquartered hospitality company and hotel operator, is set to announce plans to open five new properties across the Middle East during 2019 – as it targets 35 properties by 2025.

GCC produces 1.8 million overnight stays in Germany during 2018

The German National Tourist Board (GNTB) has announced that it will be showcasing a range of key destinations at Arabian Travel Market (ATM) 2019, which takes place at the Dubai World Trade Centre from 28th April to 1st May.

Participants from Germany partnering with the GNTB this year include the ‘Hotel Palace Berlin’; ‘Frankfurt Tourist and Congress Board’; ‘Baden-Baden Tourism Board’; ‘OUTLETCITY METZINGEN’, the State Tourist Board SouthWest-Germany (Baden-Württemberg Tourismus) and the Black Forest Highlands (Hochschwarzwald Tourismus).

The GNTB’s tourism partners covering local tourist boards, luxury hotels, hospitality, retail, spas and theme parks, each has its own unique proposition, whether spring, summer, autumn or winter, emphasising that Germany is a diverse and unique all year-round travel destination.

Underscoring the relevance of ATM to ‘Destination Germany’, Sigrid de Mazieres, Director for the Gulf countries at the German National Tourist Office (GNTO), an affiliate of the German National Tourist Board (GNTB), commented:

“ATM presents us with an ideal opportunity to showcase our wide-ranging tourism offering from dynamic cities to breathtaking countryside with fairytale castles, lush forests and mountains. In addition, there are great family attractions, excellent shopping centres and superb sightseeing opportunities – visitors will be fascinated by the incredible diversity that Germany has to offer.”

The GCC market is Germany’s third-largest non-European source market behind China and the US and is important for Germany. GCC travellers tend to stay an average of 11 nights and spend on average $5,300 per person per trip, significantly more than other international travellers.

According to the latest forecast from the GNTB, GCC nationals visiting Germany are expected to grow to 3.6 million overnight stays by 2030, compared with 1.8 million guest nights from Gulf nationals recorded in 2018, with key markets being UAE, Saudi Arabia and Kuwait.

The forecast increase is being attributed to the collective efforts of all German Tourism stakeholders identifying and accommodating the travel requirements of GCC nationals, not to mention the excellent connectivity provided through flights from the GCC to Frankfurt, Munich, Dusseldorf, Hamburg and Berlin. In Germany’s hospitality and retail sectors, it is common to meet Arabic speaking staff, familiar with Islamic culture and tradition. Hotels offer copies of the Quran and prayer mats on demand, connecting family rooms, plus restaurants serving halal food are easy to find.

Germany’s attraction as a destination of choice for tourists, is further illustrated by the number of visitors recorded in 2018. Last year, Germany’s inbound tourism figures reached record levels for the ninth year in a row. According to the German Federal Statistical Office, there were 88 million international overnight stays recorded (in accommodation establishments with at least ten beds) – an increase of 5% compared with 2017.

According to IPK World Travel Monitor’s annual survey, in 2017, Germany was the top ranked country among European tourists for cultural trips and with 13.1 million inbound business travellers from Europe, it ranked number one as a business destination in 2018.

Arab Hotel Investment Conference is back: Why it’s so amazing

Last year, the move of the 14th Arab Hotel Investment Conference (AHIC) from Dubai Jumeirah Madinat to the neighboring Emirate Ras Al Khaimah (RAK) was a huge challenge.

Ras Al Khaimah is where? It is one-hour drive from Dubai Airport.

Arriving at midnight at Dubai Airport, and driving  on a sheer endless straight highway through the desert, it certainly was an entirely new experience: no skyscrapers, no traffic jams, nothing but a totally  empty highwa  which is normally clogged up during the day, with only some camels walking along enroute during the night.

After the one-hour drive, all of a sudden there was a wake-up call as lights of a monumental building like a Fata Mogana (mirage) emerged from the horizon. Getting closer, it was not a Fat Mogana but the newly-opened Waldorf Astoria Hotel.

As the function rooms at the Waldorf Astoria hotel were not big enough to host the AHIC event with  nearly 2,000 delegates, a gigantic fully-airconditioned tent was built just for this event and only for the 3 days of the conference.

We are talking about a cost of nearly 2 million dollars set in the sand for a humongous fully-equipped tent with the latest technologies – Wi Fi, a TV broadcasting studio, and a revolving stage. Just amazing!

BBC Hard Talk presenter Stephan Sackur, who had just arrived from ice-cold Moscow, was interviewing Russia’s Foreign Secretary, Sergej Lavrov, and then found himself on the beach on a revolving stage the next day with a colorful audience and an outside temperature of 45 Celsius (113 degrees Fahrenheit).

A red carpet was rolled out for the rulers and dignitaries of Ras Al Khaimah and the entire region with people rushing towards the AHIC village on the beach.

Ras Al Khaimah is the most authentic and UAE’s second-smallest emirate and is quietly boosting its tourism, free zones, and real estate.

Despite being the second smallest emirate in the UAE with a population of just 400,000, strong real estate and hospitality sectors, as well as corporate giants such as RAK Ceramics and Gulf Pharmaceutical Industries (Julphar) have helped RAK avoid the oil-related economic crisis of its neighbors.

During AHIC 2019’s opening, the Ras Al Khaimah ruler launched a contest to create a “unique” resort.

The ruler, Sheikh Saud bin Saqr Al Qasimi of Ras Al Khaimah, launched the Grand RAK Project competition which is open to delegates registered at the event.

Sheikh Saud said: “We support projects and concepts that spark creativity and place Ras Al Khaimah at the forefront of the tourism sector which aims to create a new resort that is unique to the emirate.

“Sustained growth is already the hallmark of Ras Al Khaimah’s tourism industry, and we seek to ensure this continues by utilizing our strategic tourism plan to reach well-defined targets.”

Working in teams combining hotel designers and operators, entrants will have 3 months to prepare a preliminary concept vision supported by a high-level feasibility appraisal.

The winning project will be allocated a coveted beachfront location.

The judging panel for the Grand RAK Project includes Abdullah Al Abdooli, Managing Director and CEO, Marjan; David Daniels, Director of Architecture, SSH; Filippo Sona, Managing Director, Global Hospitality, Drees & Sommer; and Kevin Underwood, Principal, HKS Hospitality Group.

While the UAE remains RAK’s strongest market, representing about 40 percent of total visitors, Europe is gaining ground. The number of German tourists to RAK grew by 53 percent last year, followed by 28.5 percent growth from the UK, 25 percent from India, and 4 percent from Russia.

The Government of Ras Al Khaimah has an established history in the tourism sector commencing with the opening of the first internationally-branded hotel back in 2001 and is galloping forward on a large scale.

With the launch of the first Arabian Hotel Investment Conference last year, the spotlight shone on Ras Al Khaimah. The program, featuring more than 100 speakers from around the world, has been curated around this year’s theme with a focus on addressing the current tensions in the owner-operator relationship, uncovering innovative approaches to business, analyzing future market demand trends, and fostering harmonious relationships between all stakeholders in order to sustain growth and prosperity

In his speech, Jonathan Worsley, Chairman of AHIC, said:

“It is evident to me that we are going through transformational change within the Middle East’s hotel investment market. As more supply comes online and the market becomes increasingly competitive, the dynamic of the owner-operator relationship has shifted. As the landscape becomes more competitive it is key that all parties are working together towards the same goals. With this backdrop in mind, together with our advisory board and partners at Insignia, we concluded that evolution in 2019 is not about creating disruptive moves but about finding constructive steps that create an environment of clarity and collaboration. Hence, we came to our 2019 theme, Synchronized for Success.

“Synchronicity not just in relationships but in the alignment of business strategy with what is happening in the broader macro-economic environment as some of the most ambitious projects of our generation are announced and social transformations, technical innovations, and shifting consumer behavior are changing the hotel investment landscape at a staggering pace.”

How can business be synced with these new dynamics?

The visionary industry leader, Stardom Speaker Sebastien Bazin, Chairman & CEO of ACCOR, will address the AHIC community on “What is your compass during times of disruption, innovation, and global turmoil?”

Conference Chair Stephen Sackur will take a break from his day job as host of HARDtalk and head back to the beach as he has been assigned one job at AHIC 2019 – to ask the questions the industry wants addressed the most so that attendees walk away with the insights they need.

Synchronized for success? Three owners and three operators will sit down with Stephen Sackur to discuss how they are “Syncing for Success.” Never in the history of the hotel industry has there been such a rapid build-up of hotel rooms. How does the industry cope and what business models are evolving that will help retain and attract more owners and investors? Stephen Sackur will present these tough questions to the operators.

The Chief Executive Officer of RAK Properties has drawn regional and global interest for launching state-of-the-art luxury hotels, resorts, and malls. With more than $540 million worth of available capital, the company is behind the Anantara Mina Al Arab, Ras Al Khaimah, and the 350-key InterContinental Ras Al Khaimah Mina Al Arab Resort.

The AHIC 2019 is taking place from April 9-11 at the AHIC Village, Ras Al Khaimah.
