Tallest modular hotel in the world will be built in New York City

The world’s tallest modular hotel – which will carry a brand of Marriott International – is on track to be stacked in late fall in New York City with prefabricated and pre-furnished guestrooms. Once erected over a 90-day period, the 360-foot-tall tower will represent a milestone for Marriott’s ongoing initiative to encourage hotel developers in North America to embrace modular for new construction projects. To be topped with a modular roof and modular rooftop bar, the world’s tallest modular hotel is expected to open in late 2020 as the AC Hotel New York NoMad.

“In North America, the construction process hasn’t changed significantly in 150 years and it’s ripe for innovation,” said Eric Jacobs, Marriott International, Chief Development Officer, North America, Select and Extended Stay Brands. “The world’s tallest modular hotel in one of the world’s greatest destinations will act as a game-changing symbol to ignite even greater interest in modular among the real estate and lending industries.”

Fully finished guest rooms

The 168-room, 26-story AC Hotel New York NoMad is scheduled to rise at 842 Sixth Avenue with prefabricated guestrooms arriving at the hotel site fully constructed, inside and out. Besides finished, painted walls, each “module” will contain a fully outfitted guest room – with beds, sheets, pillows, flooring and even toiletries. The hotel’s roof and rooftop bar are expected to be produced using modular construction, and its more customized public areas such as the restaurant and lobby are expected to be constructed using traditional methods.

Prefabrication is a process that Marriott has found typically reduces the construction timeline, curbs site waste and noise, and results in a higher-quality product produced with factory level precision. The time savings comes from the ability to perform two crucial functions simultaneously – building the public spaces on site while manufacturing the guest rooms offsite.

“This is the moment where modular construction takes center stage,” says Danny Forster, a leading modular building advocate whose firm, Danny Forster & Architecture, designed the project. As he explains it, “This hotel takes every advantage of off-site manufacturing, as you might expect. But it does so in a way that defies expectation. We wanted to demonstrate that modular building can do more than just harness the efficiencies of the factory. It can produce a graceful and iconic tower. And yes, it can do so at the rate of an entire floor a day.”

Marriott sees a modular future

Marriott, which has the largest pipeline of hotels in North America, began researching modular construction in 2014 to offset lengthening hotel construction times – a trend attributed to the nation’s building boom and resulting labor shortages. Since 2011, Marriott has seen the average time to build and open a hotel in North America increase by as much 50 percent, depending on factors such as location and size of property.

Since 2015, Marriott has been educating owners, franchisees, architects, lenders, consultants, general contractors and other stakeholders across the industry about the benefits of modular by hosting town halls, factory tours and stacking events. The company also worked with leading modular manufacturers to help them better understand the untapped demand that hotel development companies represent.

Since the launch of Marriott’s initiative, the company’s development partners in North America have opened 31 Marriott-brand hotels – all low-rise structures – that incorporate prefabricated guestrooms and/or bathrooms, including a Fairfield by Marriott Inn & Suites in Folsom, Calif.; a Courtyard by Marriott in Pullman, Wash., and three AC Hotels in Oklahoma City, Louisville, Ky., and Chapel Hill, N.C. To date, the largest Marriott-branded modular-built to open is the 354-room, dual-brand Courtyard and TownePlace Suites by Marriott property in Hawthorne, Calif., while the first to also incorporate a prefabricated elevator bank was the Fairfield by Marriott Inn & Suites in Prairie, Wisc. Later this year, a developer will start stacking the first modular-built Moxy hotel in the United States in downtown Oakland, Calif.

The company continues efforts to support developers interested in leveraging prefabrication, most recently launching modular versions of its prototypes for four of its higher-volume brands: Courtyard by Marriott, Fairfield by Marriott, SpringHill Suites by Marriott and TownePlace Suites by Marriott. Underscoring its commitment to igniting demand for modular construction, Marriott this year is offering an incentive to development companies that leverage prefabrication for guestroom construction.

Gavel slams: Airbnb not eligible for privileged tax treatment

A report released on behalf of the American Hotel and Lodging Association (AHLA) calls on state and local government leaders to reject Airbnb’s future pursuit of voluntary collection agreements (VCAs) and look to the Wayfair decision as a pathway to cancel current VCA agreements and bring Airbnb up to code with current industry tax standards and regulations.

AHLA released a new report on National Tax Day, conducted by former Director of the Montana Revenue Department Dan Bucks, which clearly demonstrates why the Supreme Court’s Wayfair vs. South Dakota decision last year eliminates the need for state and localities to enter into “voluntary collection agreements” (VCAs) with Airbnb and provides the legal framework and incentive to tax Airbnb like every other U.S. online business now.

“Airbnb no longer qualifies—if it ever did—for privileged treatment by tax agencies as a ‘voluntary collector,’” states Bucks in the report. “This treatment gives Airbnb an unfair advantage in the marketplace by creating a tax and regulatory haven for Airbnb lodging operators. Post-Wayfair, Airbnb’s “voluntary agreements” are now a relic of a past legal premise that no longer exists.”

Bucks urges government leaders to begin the process of terminating existing “voluntary” tax agreements with Airbnb in coordination with state adoption of “general marketplace provider” legislation. Bucks went on to say that disparities between the tax treatment of Airbnb and other online businesses pose a legal risk to states and localities.

“Airbnb has been making back-room deals and strong-arming state and local jurisdictions into ‘voluntary’ tax deals with no transparency, oversight or auditing capability for years,” stated Chip Rogers, President and CEO at AHLA. “Airbnb, and other short term rental platforms need to abide by the same rules as all other law-abiding, tax-paying businesses in the industry.”

AHLA urges state and local government leaders to terminate Airbnb’s voluntary tax deals and instead institute a tax policy that will collect taxes from Airbnb and its operators to ensure an even playing field and transparency for taxpayers. In San Francisco, home of Airbnb’s corporate headquarters, the company agreed to pay back taxes and collect city taxes from its hosts.  AHLA urges other states and localities to follow suit.

“Airbnb’s secret tax agreements are hurting communities across America by shortchanging their schools, infrastructure, and other public services” stated Rogers. “Airbnb’s special treatment needs to end.”

IMEX to deliver surprise and creativity with new Discovery Zone

Holograms, robots, magic, music and art are among the surprises set to inspire and delight attendees at IMEX in Frankfurt, taking place 21- 23 May.

The show’s new Discovery Zone is packed with education and experiences to fire up the imagination of event planners and exhibitors alike. It’s designed to help them to question the conventional and explore fresh approaches to business events, with a strong emphasis on ‘experiential’.

Carina Bauer, CEO of the IMEX Group, explains: “There are some surprises in store for attendees this year! Robots and holograms

Many innovations at the Discovery Zone turn conventional thinking on its head. Think a piano is played using hands? Think again! ‘Mister Piano’ is a walking piano played using the feet and attendees can put their fancy footwork to the test to hit the right notes. Attendees can also go hands-on and tap into their inner artist at a painting party, craft their own bespoke luggage tags and even take part in fire-infused magic tricks. Attendees will also find the Inspiration Hub – the show’s learning powerhouse – in the Discovery Zone, with sessions covering hot topics such as sustainability and diversity to business skills and creative learning.

Prepare for sensory overload and explore the great outdoors while dining indoors at the show’s food court – this has been transformed into Central Park, complete with trees, grass and even a swing! St. Kitts shines in US Roadshow 2019

A signature activity in US, the St. Kitts Tourism Authority conducted its 2nd annual Destination St. Kitts & Nevis US Roadshow 2019 from Monday, March 25 to Friday, March 29. The week-long series of 6 events were held in New York, New Jersey, Atlanta, Houston, Farmer’s Branch (Texas) and Dallas in order to grow visitor arrivals from these gateway markets and supporting flow markets. These events were designed to educate travel agents, tour operators, MICE buyers, wedding and honeymoon planners, media and experiential lifestyle consumers about everything the destination has to offer both business and leisure travelers.

“This year’s US Roadshow was a resounding success with record numbers of attendees for each event,” said the Hon. Lindsay F.P. Grant, Minister of Tourism for St. Kitts & Nevis. “Having attracted the sheer number of travel agents, MICE buyers, media and more who sell or publicize business and/or leisure travel demonstrates that there is growing interest and demand in these gateway markets for the tourism product that St. Kitts & Nevis has to offer.”

The first event was a brunch held at The Castle Hotel & Spa in Tarrytown, New York, an affluent suburb north of New York City on Monday, March 25. The second event was a dinner held at the Pleasantdale Chateau in West Orange, New Jersey, an upscale neighborhood in the northern part of the state, also on March 25. On Tuesday, March 26, the third event was a dinner held at the Westin Buckhead, located in an affluent suburb just north of Atlanta. The fourth event was a luncheon held on Wednesday, March 27, at the Hess Club in Houston. A cocktail reception held on Thursday, March 27 at the Brookhaven Country Club in Farmer’s Branch, an affluent suburb of Dallas, Texas, was the fifth event in the Roadshow, while the sixth and final event was a luncheon held at III Forks Restaurant in Dallas.

All events supported St. Kitts’ non-stop flights and attracted a total of 300 attendees combined, all of whom were travel agents, MICE buyers, tour operators, wedding and honeymoon planners, media or experiential lifestyle consumers. Attendees were top travel professionals representing some of the most respected organizations in the business, including Maritz Travel, Cox Enterprises, Pro Travel International, Meetings Plus, Valerie Wilson Travel, Houston Style Magazine, Frosch, Questex LLC, Travel Impressions, and Westchester magazine.

“Developing lasting relationships with top travel professionals in our key gateway markets is a key component of our overall marketing strategy for the destination and our Roadshow provides us with the opportunity to connect with these individuals face-to-face,” added Racquel Brown, CEO of the St. Kitts Tourism Authority. “In order to continue growing arrivals, we need to maintain and expand our base of sellers to help fill our non-stop flights as we continue to build out new and increased airlift from the US.”

In addition to being treated to a meal and lively conversation with representatives from St. Kitts, the individuals played games, listened to presentations and won a variety of prizes from hotel stays to bottles of St. Kitts’ own Brinley Gold Shipwreck rum that were provided by participating local island tourism stakeholders. In addition, attending travel agents were offered a special $150 incentive for booking clients’ air only on the non-stop flights to St. Kitts or air in combination with a hotel reservation at participating destination hotels, all offering special Summer Sunsation rates, between now and May 17, 2019 for clients’ travel through August 17, 2019 when they log their productivity on St. Kitts’ website or via the Destination Specialist program with Travel Agent University. As a result, many attendees are now adding St. Kitts & Nevis as a featured destination they will sell to their clients.

Jordan sets itself up for European MICE audience

Seychelles participates in 23rd Edition of Borsa Mediterranea del Turismo in Naples, Italy

The Seychelles Tourism Board (STB), together with its partner and Italian representative, Tsogo Sun, provided destination Seychelles with more visibility at the Borsa Mediterranea del Turismo (BMT), in Naples, Italy.

The 23rd edition of BMT took place from March 22, 2019 to March 24, 2019; was the perfect platform and a great opportunity for our STB team meet with the visiting travel agencies and reinforce the tourism board’s partnerships with tour operators.

Representing STB was Director for Italy, Turkey, Greece and the Mediterranean, Ms. Monette Rose and STB Marketing Executive, Ms. Yasmine Pocetti. The STB team accompanied by the Italian representative of Tsogo Sun, and Paradise Sun Hotel and Maia, Ms. Simona Bonetti.

BMT saw the participation of the most important tourism players in Italy, including tour operators such as Nicolaus, Idee per Viaggiare, Naar, I Viaggi dell’Airone or Alidays and airlines such as Turkish Airlines. Top tour operators and travel agencies official association, Uvet and Astoi, were present as well.

Further establishing itself, Seychelles was also featured on the stand of I Viaggi dell’Airone, launching a dedicated brochure, and giving visibility to the archipelago through the mega screen of the stand displaying STB promotional video.

The Naples based tour operator organized a dinner with the top partners including STB at famous Ristorante Stella on the Gulf of Naples.

STB Director for Italy, Turkey, Greece and the Mediterranean, Ms. Monette Rose mentioned that the STB presence at the BMT in Naples contributed not only in showcasing Seychelles as a destination but also reaffirmed the relationship with various partners.

“BMT featured very many important players on the Italian market and in tourism world, partnership is crucial. It was a good time for us to be present and build our networks and most importantly ensure the good position of the destination and what it has to offer to our partners and their clients,” said Ms. Rose.

Several workshops were also organized during the event including with 120 international buyers, incentive, wellness tourism and others.

The media had a strong presence with many journalists from the trade and consumer magazines and newspapers.

Naples is a key hub for Southern Italy with great potential and with many international flights and airlines departing from Capodichino airport. For Seychelles, the most important is Flydubai, connecting the city to the UAE, and Turkish Airlines with its direct flights to Istanbul.

Number of Hawaii visitors up but spending down

Visitors to the Hawaiian Islands spent a total of $1.39 billion in February 2019, a decrease of 2.7 percent compared to February 20181, according to preliminary statistics released today by the Hawaii Tourism Authority. This is another dip following the 3.8 decrease in January.

In February, visitor spending increased from the U.S. West (+4.7% to $503.3 million) but declined from U.S. East (-6.7% to $370.9 million), Japan (-0.8% to $170.1 million), Canada (-0.7% to $150.7 million) and All Other International Markets (-15.3% to $188.7 million) compared to a year ago.

On a statewide level, average daily visitor spending was down slightly (-0.9% to $200 per person) in February year-over-year. Visitors from Japan (+3.3%), U.S. West (+1.2%) and All Other International Markets (+0.7%) spent more per day while visitors from U.S. East (-4.1%) and Canada (-1.0%) spent less.

A total of 782,584 visitors (+0.5%) came to Hawaii in February 2019, up slightly from the same month last year. Arrivals by air service (+0.3% to 766,293) were comparable to last February while arrivals by cruise ships (+12.1% to 16,291) increased. However, total visitor days2 declined (-1.9%) versus February 2018 due to a shorter average length of stay by visitors from most markets.

The average daily census3 of total visitors in the Hawaiian Islands on any given day in February was 248,244, down 1.9 percent compared to February last year. Arrivals by air service realized growth from U.S. West (+6.5%), Canada (+2.5%) and Japan (+1.1%) which offset decreases from U.S. East (-0.9%) and All Other International Markets (-17.2%).

Visitor spending on Oahu decreased (-1.6% to $613.0 million) while visitor arrivals (456,820) were flat compared to last February. Maui recorded increases in both visitor spending (+1.2% to $413.0 million) and visitor arrivals (+1.5% to 220,801). The island of Hawaii saw declines in visitor spending (-17.5% to $192.3 million) and visitor arrivals (-14.8% to 137,502). Visitor spending increased on Kauai (+4.7% to $153.5 million) while visitor arrivals were similar (+0.2% to 104,167) to February 2018.

A total of 1,010,961 trans-Pacific air seats serviced the Hawaiian Islands in February, up slightly (+0.5%) from a year ago. Growth in air seats from Canada (+10.9%), Japan (+6.3%), Oceania (+1.8%), U.S. West (+0.5%) and U.S. East (+0.5%) offset declines from Other Asia Markets (-25.1%).

Year-to-Date 2019

Through the first two months of 2019, visitor spending declined (-2.4% to $3.01 billion) compared to the same period last year. Visitor arrivals increased (+1.8% to 1,603,205) but a shorter length of stay (-1.8% to 9.43 days) resulted in no growth in visitor days. Average daily spending (-2.4% to $199 per person) was lower compared to a year ago.

Visitor spending decreased from U.S. West (-0.8% to $1.06 billion), U.S. East (-1.8% to $832.5 million), Japan (-3.8% to $349.6 million), Canada (-0.4% to $318.3 million) and All Other International markets (-7.5% to $443.2 million).

Visitor arrivals increased from U.S. West (+5.5% to 631,064), U.S. East (+0.7% to 356,943), Japan (+3.3% to 251,488) and Canada (+0.7% to 133,915), but declined from All Other International Markets (-7.9% to 201,981).

Other Highlights:

U.S. West: Visitor arrivals from the Pacific region rose 7.6 percent in February compared to the previous year, with more visitors from Alaska (+13.7%), California (+8.4%), Washington (+6.7%) and Oregon (+2.9%). Arrivals from the Mountain region were up 3.2 percent in February with growth from Arizona (+9.5%) and Nevada (+8.5%), offsetting declines from Utah (-5.7%) and Colorado (-1.3%). Through the first two months, arrivals from the Pacific (+7.4%) and Mountain (+1.8%) regions increased versus the same period last year.

Through February 2019, average daily visitor spending dropped to $182 per person (-2.4%) compared to the same period last year, largely due to decreases in transportation and food and beverage expenses.

U.S. East: Growth in February visitor arrivals from the East South Central (+1.6%) and East North Central (+0.6%) regions were offset by decreases from the West South Central (-4.1%), South Atlantic (-4.0%), New England (-2.4%) and Mid Atlantic (-0.7%) regions compared to a year ago. For the first two months of 2019, arrivals were up from the East South Central (+7.2%), West North Central (+2.6%) and South Atlantic (+0.7%) regions.

For the first two months of 2019, average daily visitor spending declined to $214 per person (-1.4%), largely due to a decline in transportation expenses.

Japan: In February, more visitors stayed in hotels (+5.2%) while stays in condominiums (-16.1%) and timeshares (-7.6%) decreased compared to a year ago.

For the first two months of 2019, average daily visitor spending declined to $238 per person (-4.4%), primarily due to lower lodging and transportation expenses.

Canada: In February, less visitors stayed in condominiums (-7.3%) and hotels (-1.6%). Stays in rental homes (+23.7%) and timeshares (+4.4%) increased from a year ago.

For the first two months of 2019, average daily visitor spending decreased (–0.7% to $177 per person) compared to the same period last year, due to lower shopping as well as entertainment and recreation expenses.

MCI: A total of 57,043 visitors came to the Hawaiian Islands for meetings, conventions and incentives (MCI) in February, an increase of 10.4 percent from last year. More visitors came to attend conventions (+18.6%) and corporate meetings (+2.2%) but fewer traveled on incentive trips (-1.0%). Contributing to the growth in convention visitors was the 2019 International Stroke Conference, held at the Hawaii Convention Center, which brought nearly 6,000 delegates. Through the first two months, total MCI visitors grew (+10.5% to 116,310) compared to the same period last year.

Beverly Hills SLS Hotel appoints new sales leader

The SLS Hotel, a Luxury Collection Hotel, Beverly Hills welcomed Jake Megrikian as director of sales and marketing, following the property’s $22 million investment in redesign timed to its 10-year anniversary in 2018. Megrikian will oversee revenue production for the hotel’s newly-upgraded guestrooms and suites; meetings and events across 30,000 square feet of indoor and outdoor space, including the refreshed Garden Terrace; and the hotel’s critically-acclaimed restaurants, including The Bazaar by José Andrés and Somni.

“Mr. Megrikian joins our team during a new chapter for the hotel, and we are thrilled to have him at the helm of our new identity in luxury,” says General Manager Christophe Thomas. “His understanding of the inner workings of a high-profile hotel, coupled with an innate marketing prowess will continue to position the SLS Beverly Hills as the city’s premier modern luxury destination on a global scale.”

Megrikian’s experience in hospitality began at age 15, working from the ground up in the food & beverage and banquet departments at the Hotel Marriott Armenia Yerevan. Within eight years of moving to the United States, Megrikian acquired management positions in room operations as well as events and sales across Marriott International and Hilton brands.

In 2011, Megrikian joined the InterContinental Los Angeles Century City at Beverly Hills team as a senior sales manager. As the youngest director of sales & marketing across InterContinental Hotels & Resorts worldwide when appointed, Megrikian proved an invaluable asset with record-breaking revenue production for both leisure and business bookings at InterContinental Los Angeles. By working closely with the Los Angeles and California tourism boards, Megrikian emphasized and positioned the hotel as a destination to major international markets.

Earning numerous accolades for leadership and development throughout his career, Megrikian received the 2014 SITE (Society for Incentive Travel Excellence) Kevin Forde Spirit Award and served as co-chair of SITE’s Young Leaders program, which brings together future leaders of the incentive and meetings industries. In 2017, Meetings Today Magazine spotlighted him on a list of “Meetings Trendsetters,” highlighting his passion and dedication to exceptional service in meetings and events.

His personal interests are in travel, aviation, and of course, spending time with his family. Megrikian’s global perspective is underscored by travel to over 33 countries and proficiency in three languages. He currently serves on the Los Angeles Tourism & Convention Board’s international sales committee.

Exhibiting at IMEX? Scam warning issued by event organizers

IMEX is one of the most established trade show for the Meetings and Incentive industry.

Started by Ray Bloom IMEX is known as the prime MICE trade show every year considered the largest and most established exhibitions every year in Frankfurt and Las Vegas.

Today IMEX warned exhibitors to not fall for a scam.
IMEX released the following correspondence to exhibitors:

It’s unfortunate that we have to send out a warning about International Fairs Directory.

International Fairs Directory (also known as IFD, Expo Guide, Fair Guide, Construct Data and Connect Publisher) is a fake online catalogue which sends out letters targeting exhibitors from various events around the world, urging them to sign a form for entry into their directory.

If you sign the form, you enter a three-year agreement costing several thousand dollars. They will refuse to acknowledge any cancellation requests and will harass you for the payment for many years to come. Organisations such as these do not represent IMEX or any other event organiser.

International Fairs Directory is a scam and has no legal standing whatsoever. As far as we are aware, no one has ever been prosecuted for failure to comply with payment.

The advice from the Association of Event Organisers regarding Expo Guide is to not complete and return the form. However, if you have, please refer to the AEO and IAEE websites for advice.
