Tallest modular hotel in the world will be built in New York City

The world’s tallest modular hotel – which will carry a brand of Marriott International – is on track to be stacked in late fall in New York City with prefabricated and pre-furnished guestrooms. Once erected over a 90-day period, the 360-foot-tall tower will represent a milestone for Marriott’s ongoing initiative to encourage hotel developers in North America to embrace modular for new construction projects. To be topped with a modular roof and modular rooftop bar, the world’s tallest modular hotel is expected to open in late 2020 as the AC Hotel New York NoMad.

“In North America, the construction process hasn’t changed significantly in 150 years and it’s ripe for innovation,” said Eric Jacobs, Marriott International, Chief Development Officer, North America, Select and Extended Stay Brands. “The world’s tallest modular hotel in one of the world’s greatest destinations will act as a game-changing symbol to ignite even greater interest in modular among the real estate and lending industries.”

Fully finished guest rooms

The 168-room, 26-story AC Hotel New York NoMad is scheduled to rise at 842 Sixth Avenue with prefabricated guestrooms arriving at the hotel site fully constructed, inside and out. Besides finished, painted walls, each “module” will contain a fully outfitted guest room – with beds, sheets, pillows, flooring and even toiletries. The hotel’s roof and rooftop bar are expected to be produced using modular construction, and its more customized public areas such as the restaurant and lobby are expected to be constructed using traditional methods.

Prefabrication is a process that Marriott has found typically reduces the construction timeline, curbs site waste and noise, and results in a higher-quality product produced with factory level precision. The time savings comes from the ability to perform two crucial functions simultaneously – building the public spaces on site while manufacturing the guest rooms offsite.

“This is the moment where modular construction takes center stage,” says Danny Forster, a leading modular building advocate whose firm, Danny Forster & Architecture, designed the project. As he explains it, “This hotel takes every advantage of off-site manufacturing, as you might expect. But it does so in a way that defies expectation. We wanted to demonstrate that modular building can do more than just harness the efficiencies of the factory. It can produce a graceful and iconic tower. And yes, it can do so at the rate of an entire floor a day.”

Marriott sees a modular future

Marriott, which has the largest pipeline of hotels in North America, began researching modular construction in 2014 to offset lengthening hotel construction times – a trend attributed to the nation’s building boom and resulting labor shortages. Since 2011, Marriott has seen the average time to build and open a hotel in North America increase by as much 50 percent, depending on factors such as location and size of property.

Since 2015, Marriott has been educating owners, franchisees, architects, lenders, consultants, general contractors and other stakeholders across the industry about the benefits of modular by hosting town halls, factory tours and stacking events. The company also worked with leading modular manufacturers to help them better understand the untapped demand that hotel development companies represent.

Since the launch of Marriott’s initiative, the company’s development partners in North America have opened 31 Marriott-brand hotels – all low-rise structures – that incorporate prefabricated guestrooms and/or bathrooms, including a Fairfield by Marriott Inn & Suites in Folsom, Calif.; a Courtyard by Marriott in Pullman, Wash., and three AC Hotels in Oklahoma City, Louisville, Ky., and Chapel Hill, N.C. To date, the largest Marriott-branded modular-built to open is the 354-room, dual-brand Courtyard and TownePlace Suites by Marriott property in Hawthorne, Calif., while the first to also incorporate a prefabricated elevator bank was the Fairfield by Marriott Inn & Suites in Prairie, Wisc. Later this year, a developer will start stacking the first modular-built Moxy hotel in the United States in downtown Oakland, Calif.

The company continues efforts to support developers interested in leveraging prefabrication, most recently launching modular versions of its prototypes for four of its higher-volume brands: Courtyard by Marriott, Fairfield by Marriott, SpringHill Suites by Marriott and TownePlace Suites by Marriott. Underscoring its commitment to igniting demand for modular construction, Marriott this year is offering an incentive to development companies that leverage prefabrication for guestroom construction.

Italian exhibition group launches key words for the 2020 tourism industry

Active food and wine tourism, the quality of life, the search for beauty and creativity: the combination of ingredients on which tourists increasingly base their choice of vacation will be at the center of the 2019 expo showcase of TTG Experience, SIA Hospitality Design e SUN Beach&Outdoor Style, the three leading expos dedicated to the tourism chain – respectively focused on vacations, the hospitality sector and that of outdoors and beaches – organized by Italian Exhibition Group, being held from Wednesday 9th to Friday 11th October 2019 at Rimini Expo Centre.

The tourist flow scene confirms positive signs from Italy: in the first eleven months of 2018, with 208.5 million nights’ stay by foreign tourists in accommodation facilities (+1.8%), Italy is in second place in Europe, ahead of France (134.7 nights, +5.7%) and behind Spain (287.8 million, -1.6%). In this context, the three expos, with an unequalled offer for the expo sector, will respond precisely to the tourist trade’s requirements.

TTG Travel Experience

The 56th edition of TTG, is a national and international reference point for the Italian offer for tourists and Italian tourism abroad. The most important B2B tourist expo and the one most attended by tourism professionals will host 130 destinations, in a layout divided into three areas – The World, Global Village and Italy – conceived to highlight all the latest in vacation products.

TTG Travel Experience 2019, with two special projects, will intercept the trends that increasingly influence tourists’ choice of destination: the interest in wine and food and that for active vacations.

223 million euros were spent in 2017 by foreign visitors to Italy on food and wine, 70% more than spending in 2013. With the Eatxperience project at TTG Travel Experience 2019, an entire hall will be dedicated to food and wine tourism with a format conceived precisely for trade members: food service in hotels is also among the opportunities to include in travel proposals.

On the other hand, with a high visual impact, the special Be Active project will feature proposals, opportunities and trends for vacations in Italy, where in 2016 18.6% of the tourists indicated sport as the motivation for their vacation.

SIA Hospitality Design

The expo that is a national reference point for the hospitality sector, SIA Hospitality Design, at its 68th edition, boosts its format linked with design and Italian-made products, addressing three issues that are particularly topical for the hospitality sector: Design (design for hospitality will not only be the first focus of SIA, but also the leitmotif of the entire expo); Water: (bathrooms, wellness and swimming pools, as well as services, technology, products, cosmetics and wellness treatment); Taste (the most important food service moments for accommodation facilities: breakfasts and aperitifs). Each project will have a dedicated arena involving professionals, an exhibition and expo areas.

Sun Beach & Outdoor Style

For decades, the b2b expo that is a reference point for the outdoor, beach facility and campsite worlds, SUN Beach&Outdoor Style, at its 37th edition, has focused on two macro sectors: the beach facility world and the campsite and village show world.

Contests are confirmed, in collaboration with Mondo Balneare, Best Beach Bar, Best Design Beach and Best Italian Beach, to award prizes respectively to the best beach facilities from the point of view of food & beverage, architecture and tradition. All the new products and services on the start-up front will be featured at SUNNext, the space dedicated to innovation, in collaboration with Mondo Balneare and CNA Emila-Romagna.

Mandarin Oriental opens first hotel in Beijing

Hongkong Land today announced the completion of its prestigious WF CENTRAL premium lifestyle retail destination, located in the capital city’s historic Wangfujing area, with the opening of Mandarin Oriental Wangfujing, Beijing. Executives from Hongkong Land and Mandarin Oriental Hotel Group celebrated the occasion with a ribbon-cutting ceremony at the new hotel, Mandarin Oriental’s first hotel in Beijing.

Seamlessly connected with WF CENTRAL, the hotel features 73 rooms and suites which are among the largest in Beijing. The rooms are designed with a contemporary residential style combined with subtle traditional Chinese elements, an array of luxury amenities and expansive, spa-like bathrooms. Many rooms have superb views towards the Forbidden City. The hotel is also home to stylish restaurants and bars, including the signature Mandarin Grill + Bar, casual dining restaurant Cafe Zi, and the sleek, sophisticated MO Bar — all of which have direct access to an expansive rooftop garden terrace.

Those seeking rejuvenation in the heart of the city may visit The Spa at Mandarin Oriental Wangfujing, Beijing, which offers a range of curated wellness and beauty treatments as well as a 25-metre indoor lap pool with natural light and a comprehensive gym.
